Most Popular: Practically Twins in Piedmont
So close on the map it looks as though their backyards touch, 1057 Harvard Rd. and 1116 Ranleigh Way finish neck-and-neck as two of the most-clicked-on properties in Oakland/Piedmont today. Both are listed for $895,000, both are 3Bd/1Ba and both are on exactly the same amount of lot space (3920 sq/ft). However, while the Harvard Rd. home has been on the market about 2 weeks, Ranleigh Way is pushing 6. It will be interesting to see how quickly (or not) they sell. The homes are close to Wildwood Elementary School, part of Piedmont Unified School District (which is separate from Oakland’s). I know several families with young children who live in Piedmont and they feel it is a wonderful area for raising kids. Any Piedmont citizens out there? Let me know your thoughts.

ranleigh: total fixer, has ready to go plans with an outlook of fairly smooth sailing to get permits. but you’ld end up with a kind of funky thing: a 4 bedroom house, but 3 bedrooms are downstairs beneath the common living space, and all the rooms would be quite small. it’s gonna be kind of funky but probably cozy and nice when it’s all done. my guess is that you’ld end up putting 400k into it. the asking priced dropped further and then it was quickly pending.
harvard: listed as a 3 bedroom, it’s really a 2 plus. the back bedroom barely qualified. most people would want to go up into the attic with this house - and even given piedmont’s restrictive rulings they might be able to because the neighbors have, but i don’t think you can count on getting approval. smaller than the end result of ranleigh, but in much better shape.
these two houses are really quite different projects.

Hi Dan, thanks for the info. Yes, they sound like very different homes. Interesting that the Ranleigh one is a big fixer; not sure if dropping 400k on a house that’s pushing a $1M price tag makes sense. Then again, it’s Piedmont.
