San Jose Housing Inventory and Facts

According to Yahoo.com, as of today, there are 4,073 properties on the MLS in the city of San Jose.  These properties range in price from $9.5M for a 9 parcel piece of land in the Silver Creek area to $199,999 for a one bedroom condo - not including mobile homes. 

In addition to what is on the MLS, there are 1,888 homes listed in the classifieds for sale and 2872 foreclosures listed. 

The average selling price for a home in San Jose today is $710,468.  If you exclude townhomes and condos from this average, it rises to $718,553.  The average price per square foot is $443 overall, and $388 for a condo or townhome. 

From September  07 - November 07, 1655 homes were sold in San Jose. This is down by nearly half from the same time period one year ago.

Most homes in San Jose are older, and were built between 1960 and 1979.  Many have considerable character and charm, but need a little updating. 

Reviewing the MLS listings, there are literally hundreds of homes listed in the $500k-$600k range. This would have been unheard of one year ago!
