One Full Moon Is All It Takes
At least for two-thirds of the homes sold on the Mid-Peninsula during the weeks of March 10th and 17th. That’s right, 22 of the 32 homes sold during that period were done so in the first 30 days on the market, which seems remarkable (and made quite a few sellers smile). Also smiling were the 78% of sellers who got within 5% of their asking price (+ or -). One lucky seller, at 1915 Eucalyptus Avenue in San Carlos, got 18% above list, which in this case was $1,135,000 for a $959,000 home.
Of the 32 homes sold, 17 were in Redwood City, 8 in San Carlos, and 7 in Belmont. Five of the sales had endured multiple reductions, which ranged from 1.5% to 20.5%. Overall, things are looking decent, and I anticipate roaring into Spring with lots of new listings for you buyers to choose from.
