Can’t We All Just Get Along?

The answer is yes!!

Last week we received a referral from an agent at Alain Pinel’s Palo Alto office. He had a listing in Santa Clara where a prospective buyer had visited the open house and was interested in the home, but wanted a credit back. He referred the buyer to Redfin and we wrote up the offer, with the promise to give 25% of our portion of the commission back to the agent.

There were a total of 8 offers. Although we didn’t get it, we came in 2nd to the winning offer, who according to the listing agent, was head and shoulders above ours.

So, if you’re a traditional agent, feel free to send us your referrals. We’ll take good care of ‘em!

Favorite Room: The Family room, b/c its bright all day long and you can just walk out on the balcony end enjoy the view on a nice day.

Favorite Feature of the House: The Balconies. Nothing is better than sitting on one of the balconies with a nice book and a glass of wine during the mild summer season.

Today’s most popular listing is a home in Danville with 5 bedrooms, 3 baths and over 2,700 square feet. The home has been on the market for 56 days and was originally listed at $1,029,000. Now at $999,000 the sellers are motivated, or as Cynthia mentioned yesterday, desperate. Which may or may not be the case as the sellers are participating in a relocation package.

The Apprentice: Sunnyvale

For those Apprentice fans, today’s most clicked on property made me think whether or not one could camp in their own backyard. Today’s Sweet Dig has a large lot and is nicely landscaped, but doesn’t really have a good spot to pitch a tent. If the Apprentice went to Sunnyvale and taped its show at this house, the winners would be able to enjoy the newer kitchen and pleasant ambiance while the losers would be totally out of luck, especially with the extremely cold weather we’ve been having lately.

And the Nominees Are…

Today’s most popular listing is a studio in San Francisco’s Cow Hollow district. Located near the Presidio and on top of a dry cleaners, this TIC unit is priced at $238,000 and has been on the market for 77 days. There are two other units in the building for sale, with this unit being the lowest priced and the highest at $325,000. All units have hardwood floors and the kitchens are remodeled.

When I look at this house, I think of the best and worst of 2006. With today’s listing as a candidate for the worst (looking) Sweet Dig this year. It’s definitely not the winner, as this home is in a great neighborhood and is dirt cheap for SF real estate. Other interesting best and worst moments for 2006 include Danny DeVito on The View. .

Are TLCs Fixers?

Today’s most popular listing is located in Danville’s Crow Canyon Country Club and marked as a fixer upper because the listing agent states it needs some TLC. Looking at the photos, the place actually looks like it is in good condition. Check out the stainless steel appliances, maple cabinets, and new paint. I do see the 1970’s vinyl in the kitchen and capiz like chandelier in the eat-in area, but this wouldn’t qualify as a total fixer.

Priced at $689,000, and located on a premium lot, this townhouse has superb views with monthly HOA dues of $315. It is the lowest priced 3 bedroom in the country club, as the rest are all over $700,000.

Vallco, Apple and More!

Today’s most popular home is located in Sunnyvale on the Cupertino border. This Sweet Dig has a country feel to it with 4 bedrooms, 2 baths, and almost 1,900 square feet. Originally listed at $914,950, the sellers have reduced the price to $895,000. The kitchen has been nicely updated, but they must have forgot about the family room because it still has some ugly blue carpet. I guess that is why the sellers are giving a $2,500 credit.

The property is nicely located near several workplaces such as Apple, HP, and Vallco Mall. It is however right by 280 which gives you easy highway access, but may be a bit of a concern on the noise end. If you’re interested in learning more about the neighborhood schools go here, here, and here.

Today’s most popular home is located in Pleasanton at 6382 Paseo Santa Maria. With 4 bedrooms, 3 baths, almost 2,700 square feet and a huge master bath, this home is priced at $998,000 and has been on the market for 30 days. Zillow thinks this house is valued at $1,007,000 and the neigborhood’s average list price is $890,000.

Beware of Low Pricing

Today’s most clicked-on property is a cottage home in Palo Alto’s Professorville neighborhood. With 2 bedrooms, 1 bath and 840 square feet, this home is priced at $799,000. To see a tour of the home, go here. It’s an adorable property in a great neighborhood. Enjoy the great restaurants downtown such as Windy’s with the best mongolian beef ever or hang out at Nola’s for some Cajun fun.

A house down the street on Waverley recently sold for $925,000 with similar stats. It had an asking price of $799,000 and I’m sure the sellers are expecting the same here.
